Your commercial tenants are still mailing checks
PayRent lets your office, retail, and industrial tenants pay rent and recurring charges by bank transfer, so you stop waiting on the mail, stop making deposit runs, and start knowing exactly when rent landed.
Commercial rent moves slower than it should
Residential landlords went digital years ago. Commercial largely didn’t, and the reasons are usually habit rather than strategy.
The cost shows up in small, recurring ways:
Checks take days to arrive and days to clear. You find out rent was late after it was already late.
A returned check is a surprise, not an alert. By the time you know, you’ve lost a week.
Charges live in three places. Base rent is on the lease, CAM and parking are in a spreadsheet, and the security deposit is in a folder somewhere.
Reconciliation is manual. Someone matches deposits to tenants by hand, every month.
None of that is dramatic. It’s just friction, and it compounds across every suite you manage.
Get paid by bank transfer, not by mail
PayRent accepts eChecks from any US based bank or credit union. Your tenant sets up their payment once, and rent moves electronically from their account to yours.
You’re notified when a payment is made, so there’s no logging in to check and no waiting for a deposit to post. Funds typically arrive in 3 to 5 business days depending on your plan.
If a bank draft is returned or a card payment is disputed, you get a chargeback notification by email. You find out when it happens, not when you reconcile.
Bill CAM, parking, and deposits as line items
Commercial rent is rarely just rent.
Additional Fee Assessments (Do-It-Yourself and Go-Like-A-Pro) let you include charges like security deposits and parking fees when you create a property, and they’re added to the tenant’s billing account automatically.
Every charge, credit, and payment lands in that tenant’s Renter Account Ledger as a single running balance. When a tenant asks what they owe and why, the answer is on one screen instead of in three files.
A note on scope, because we’d rather be straight with you. PayRent handles billing these charges, not year end CAM reconciliation. If you need to calculate pro rata shares and true ups, you’ll do that where you do it today, then bill the result through PayRent.
Payment controls that protect your income
Commercial tenants are businesses, and business cash flow is uneven. Your rent shouldn’t be.
RentDefense™ is our name for the controls built to protect what you’re owed:
Block partial payments. Require the full balance due, so a partial payment doesn’t quietly become the new normal.
Rent collection enforcement (Do-It-Yourself and Go-Like-A-Pro). Set a relaxed or strict policy, enforce scheduled recurring payments, or require a backup payment method on file.
Automated late fees (Do-It-Yourself and Go-Like-A-Pro). Apply your lease terms automatically instead of deciding tenant by tenant.
Prevent payment. Block unwanted payments to keep an eviction process on track.
Credit card acceptance with control. Allow or block card payments to manage chargeback risk at commercial amounts.
That last one matters more here than it does in residential. You decide whether cards are accepted at all, and when tenants do pay by card, they cover the processing fees.
Reporting that fits how you already work
Transaction export. Download a filtered list of transactions to produce billing statements or import files for QuickBooks.
Transaction settlement details. Payment details including settlement date, so bank reconciliation goes faster.
Account summary dashboard. Collected rent, past due rent, and vacancy in one view.
Independent settings for each property. A retail center and an industrial building don’t have to run the same rules.
Document management (Do-It-Yourself and Go-Like-A-Pro). Store leases and certificates of insurance. Document e-sign is available on Go-Like-A-Pro.
1-click balance reset. Reset a tenant’s account balance to zero with a single click.
Your banking details stay yours
Tenants never see your bank account information. Payment methods are encrypted and stored in a secure vault, financial information is kept off our servers, and every transaction is transmitted over an SSL encrypted connection to the acquiring bank.
That’s true whether you manage two suites or two hundred.
Frequently Asked Questions
Can I collect rent from commercial tenants online?
Yes. Commercial tenants can pay by eCheck from any US based bank or credit union, or by Visa, MasterCard, Discover, or American Express if you choose to accept cards.
Can I bill CAM charges through PayRent?
You can bill charges like CAM, parking, and deposits as line items on a tenant’s account using Additional Fee Assessments. PayRent bills these charges. It does not perform year end CAM reconciliation.
How fast do funds arrive?
Typically 3 to 5 business days. Do-It-Yourself includes standard 5 day funding and Go-Like-A-Pro includes 3 day Express Funding.
Who pays the credit card fees?
Tenants always pay card processing fees. You can also choose to block card payments entirely.
Can I manage different property types in one account?
Yes. Every property has independent settings, so commercial and residential properties can run different policies side by side. There is no minimum or maximum number of properties you can add.
What if a tenant stops paying?
You can block further payments to keep an eviction process on track, and automated late fees continue to apply your policy consistently.
